Hampden Township Mixed-Use Zoning District Project


Public Hearing Scheduled for June 2, 2015 at 7:30 p.m. – Good Hope Middle School Auditorium – 451 Skyport Road, Mechanicsburg

After a year and half of working with a Consultant, a Steering Committee comprised of residential and commercial/business property owners, Township Planning Commission and staff and conducting numerous public outreach meetings, the Board of Commissioners have scheduled a public hearing for the presentation of the final draft of the Mixed Use District Overlay in order to adopt its ordinances. The hearing will be held at the Good Hope Middle School Auditorium on June 2, 2015 at 7:30 p.m.

Project Background:
The project area generally consists of parcels adjacent to Carlisle Pike, Trindle Road, and Simpson Ferry Road in Hampden Township. The exploration of new or revised zoning ordinances for the area has been a multi-year effort by the Township aimed at attracting redevelopment and new development. The project area’s decades-old development patterns are a byproduct of dated and inflexible ordinances that often impedes modern redevelopment. Some of the existing conditions and challenges in the project area include:
• Traffic congestion;
• Lack of pedestrian accommodations;
• Aged infrastructure; and,
• Less than optimal aesthetic quality.

If the Mixed-Use Zoning District is approved, it would allow for commercial and residential redevelopment in the southern portion of the Township in order to better serve the future needs of residents and business owners. Any rezoning is planned to affect properties only when new development or redevelopment of a property occurs.

Simone Collins Landscape Architecture, a Pennsylvania based firm, has been retained by Hampden Township and will take a fresh look at some of the issues in the project area and offer possible solutions. They will manage the project, lead the public participation process, and develop ordinances for consideration by the Township.

Project Schedule*:
Hampden Township invites all Township and area residents, local businesses, and property owners to attend project planning meetings to offer input for the development of mixed-use zoning districts.
